I Have A Secret Part Two

Now, how can you have a hot market with rising house prices and STILL only get a listing price or below? I can tell you ONE reason. Sometimes real estate agents take one big average of the houses in a neighborhood and price yours according to that. The biggest problem with that is this: Buyers want the best homes, and they are prepared for a battle. While they can go for the less competitive, weaker prey…this isn’t usually how it works. It’s a sad truth, and the main reason averaging an entire neighborhood won’t work. An agent needs to break it down into different segments to get that price in the sweet spot that will create the kind of battle that makes you want to grab a bucket of popcorn. While some battles end in blood, these battles end with an extra bag of cash for my sellers.


With this said, there are a couple of things you need to think about during this process of selling your North Texas home. A huge percentage of buyers today are first-time buyers. What do first-time buyers want? A house that they feel they can get a deal on. Homes that are priced for this create the most competition, which means they sell quickly and often above asking. BUT, the higher-end homes are a different game altogether. For these homes, you are dealing with a much smaller pool of people, which even in a hot market, might take longer to sell and might sell for asking or less.


So, as you can see, this is a complicated and sketchy bridge to cross. Then, when you FINALLY get the courage to do it? Things start to get fun. You get an inexperienced realtor that sells your home way above listing price. You think, “WOW! This is better than we thought!” Then comes the appraisal, a few weeks later….with a red stamp screaming “FAILED.” Hopes and dreams for that extra cash? Feel free to go ahead and exit stage left.


Being a successful North Texas real estate agent is most definitely living dangerously.


What does all this mean? When I give you a CMA, I am looking at homes in your particular price range, NOT the overall market average…because this is how the best agent in North Texas sells houses quickly and often for asking price or more.
