I am going to tell you a secret...Want to know how much your home is worth? I am going to tell you. It's worth the amount a buyer is willing to pay for it.


To find out what a buyer is willing to pay, it has to be listed on the market (and I am NOT talking about throwing it in Zillow and getting a Zestimate). Now, if you aren’t ready to sell, and just want to know at this point what you have to work with, the best way to find out what it is worth is by getting a comparative market analysis (CMA). How do you get this? Grab a pen and paper. Write down the number you paid for it. Subtract the four digit year you bought the house. Add in your family household number. Multiply this total by the amount of bathrooms you have. Now you have what us Realtors call a Zestimate. Now, take that paper and throw it away. While I know this is a tempting number, it isn’t going to get you very far. Let me explain how the best real estate agent in DFW gets a CMA. I start by looking at recent sales of comparable homes in your neighborhood. Then I make adjustments for the differences between your house and their house. The more educated and familiar the agent is with the area, the better and more accurate your number will be. Then comes the strategy for listing your home…yep, there IS a method to the madness. Here is the deal, when you are selling in DFW you don’t want to list your home too high, and you certainly don’t want to list too low. The next thing that we have to take into account when doing a CMA is the price trend. I have to look at what the housing market has done over the past few months, then look at a bigger picture of what it has done over the last few years. There is also another secret to this equation. Many North Texas real estate agents focus on a very small area surrounding your house. It is critical to widen this area so that I can generate more reliable numbers. If your home is priced correctly and marketed properly, it WILL grab the most buyer attention and it very well should sell quickly and for above list price….but this isn’t always how things work. Sometimes when you have a hot market like North Texas, that has had increasing house prices month over month, you STILL get houses that sell for list price or LESS. Why?
